FAQs

How is this different from buying a new-construction house from a national builder?

This is different because you will obtain the construction loan instead and pay the builder installment payments as the house is being built.  These payments will come directly from your lender.  Once the home is built, the loan will convert into a conventional mortgage, just like you are used to!  

How is financing handled?

You will obtain a construction to a permanent home loan. We have some lenders that we can recommend to make this step of the process smooth. This loan gives you the ability to pay the builder to build the home, and then after it is complete, the loan will change directly over to your normal conventional loan that you would have on any home purchase.

Who is building the house?

Build 4 Value will be building the house. You can check them out via their website here – https://b4vinvestments.com/.  

How do I know the builder will do a good job?

The builder is currently building a neighborhood in Midland. You can contact them to arrange to see some of their work at their current job site. We can also arrange to have you speak to some of their past clients – including us! We have used them before and trust their work.  

Can I make changes?

Some changes can be made. The builder can answer any questions regarding changes and cost, timeline, after the contract has been completed.  

What does the process look like?

This will be similar to buying any new construction home – with a few minor differences.  Here is the process from start to finish!

  1. We will visit the lots and you can see where the homes will sit on the lots along. We will answer any questions you have about the area/lots at that time. 
  2. Once you have fell in love with the lot – we will complete a vacant land contract and the builders contract which specifies what the builder will be doing for your home. 
  3. After the contract has been signed – you will meet with the builder directly to discuss any selections you have made per the selection sheet.  At this time, if there are any modifications you wish to make, you can discuss those with the builder and any costs associated with those changes.  
  4. Once you have finalized selections you will work with a lender to secure a construction-to-perm loan.  This loan will allow you to finance the cost of the home as it is being built. 
  5. Once the construction to perm loan is ready, we will close on the land and the build construction will begin.  
  6. Construction is estimated to take 6-9 months. You will be given a timeline as selection items are finalized.  
  7. Once construction is complete and you can move into the home, your loan will convert to a conventional mortgage based on the terms you have worked out with the lender.
